Terms and Conditions – Demesne Farm Holiday Cottages These Terms and Conditions apply to all bookings made for accommodation at Demesne Farm. By making a booking, the lead guest agrees on behalf of all members of the party to comply with the following terms. 1. Booking and Payment 1.1 A booking is confirmed once the required deposit or full payment has been received and confirmation has been issued by Demesne Farm Holiday Cottages. 1.2 Full payment must be received no later than 30 days prior to the arrival date. 1.3 Bookings made within 30 days of arrival must be paid in full at the time of booking. 1.4 Failure to make payment by the due date may result in cancellation of the booking and the dates being re-let without further notice. 2. Cancellation Policy 2.1 Any cancellation must be made in writing by the lead guest. 2.2 Deposits are non-refundable. 2.3 Where a cancellation is made within 30 days of arrival, the full balance remains payable unless the property can be re-let for the same period. 2.4 We strongly recommend that guests obtain suitable holiday cancellation insurance. 3. Check-In and Check-Out 3.1 Check-in is from 4:00pm on the day of arrival. 3.2 Check-out is no later than 10:00am on the day of departure. 3.3 Failure to vacate the property by the stated departure time may result in additional charges. 4. Occupancy 4.1 Only the persons named on the booking confirmation may occupy the property. 4.2 The maximum occupancy stated for each cottage must not be exceeded. 4.3 The owners reserve the right to refuse entry or terminate the stay without refund in the event of excessive occupancy, anti-social behaviour, or breach of these terms. 5. Pets 5.1 A maximum of two dogs per property is permitted unless otherwise agreed in writing. 5.2 A charge of £20 per dog per stay applies. 5.3 Dogs must not be left unattended in the property at any time. 5.4 Due to the surrounding farm environment and livestock, dogs must be kept on a lead in the vicinity of the farm and neighbouring land. 5.5 Guests are responsible for any damage, fouling, or additional cleaning arising from pets. 6. Guest Responsibilities 6.1 Guests agree to keep the property and all furnishings, fixtures, and equipment in good condition. 6.2 Any damage, breakages, or maintenance issues must be reported promptly. 6.3 The lead guest shall be responsible for the cost of any loss, damage, or excessive cleaning required arising during the stay. 6.4 Smoking and vaping are strictly prohibited inside all cottages. 6.5 No parties, events, or commercial activities may take place at the property without prior written consent. 7. Noise and Conduct 7.1 Guests must behave in a respectful and responsible manner at all times. 7.2 Excessive noise, nuisance, or anti-social behaviour may result in immediate termination of the booking without compensation. 8. Parking and Vehicles 8.1 Parking is provided at guests’ own risk. 8.2 Demesne Farm Holiday Cottages accepts no responsibility for loss or damage to vehicles or personal belongings left on site. 9. Liability 9.1 Guests occupy the property and use all facilities entirely at their own risk. 9.2 The owners shall not be liable for: Loss, theft, or damage to personal belongings; Injury, accident, or illness suffered by guests unless caused by proven negligence; Temporary failure or interruption of utilities, internet access, appliances, or services beyond reasonable control; Circumstances arising from adverse weather, farming operations, road closures, or other events outside reasonable control. 9.3 Nothing in these Terms and Conditions excludes liability for death or personal injury caused by negligence or any liability that cannot be excluded under English law. 10. Right of Entry 10.1 The owners or their representatives reserve the right to enter the property at reasonable times for inspection, maintenance, repairs, or emergencies. 11. Lost Property 11.1 Any items left behind may be returned upon request. Postage and packaging costs will be payable by the guest. 12. Force Majeure 12.1 The owners shall not be liable for any failure or delay in performance resulting from events beyond reasonable control, including but not limited to severe weather, flood, fire, pandemic restrictions, utility failures, or government action. 13. Complaints 13.1 Any complaint must be raised with the owners as soon as reasonably possible during the stay to allow an opportunity to resolve the issue. 13.2 Complaints raised after departure may not be considered where the owners were not given the opportunity to address the matter during the stay. 14. Governing Law 14.1 These Terms and Conditions shall be governed by and interpreted in accordance with the laws of England and Wales. 14.2 Any dispute arising in connection with the booking shall be subject to the exclusive jurisdiction of the courts of England and Wales.
