Holiday Cottage Terms & House Rules Welcome to Demesne Farm.

To help ensure all guests enjoy a relaxing and comfortable stay, we kindly ask that the following terms and house rules are observed.

Check-In & Check-Out Check-in is from 4:00pm onwards on the day of arrival.

Check-out is no later than 10:00am on the day of departure.

Early check-in or late check-out may be available by prior arrangement only.

Payment Terms

Full payment must be made no later than 30 days prior to arrival. Failure to make payment by the due date may result in cancellation of the booking. Bookings made within 30 days of arrival must be paid in full at the time of booking.

Pets

A maximum of 2 dogs per cottage is permitted. Dogs are charged at £20 per pet per stay.

Dogs must not be left unattended in the property at any time. Due to the farm environment and nearby livestock, dogs must be kept on a lead in the vicinity of the farm and surrounding areas.

Guests are responsible for cleaning up after their pets.

Dogs are not permitted on beds or furniture.

Occupancy

Only the number of guests stated on the booking confirmation may stay in the property. Parties, events, or large gatherings are not permitted without prior consent.

Smoking & Vaping

All cottages are strictly non-smoking and non-vaping inside the property.

Guests may smoke outside but must dispose of cigarette ends responsibly.

Care of the Property


Guests are expected to leave the cottage in a clean and tidy condition.

Any breakages or damage should be reported as soon as possible.

We reserve the right to charge for excessive cleaning, damage, or missing items.

Noise & Consideration

Please respect neighbouring guests and nearby residents. Excessive noise, particularly late at night, is not permitted.

Parking & Vehicles

Parking is provided at guests’ own risk. Vehicles and personal belongings remain the responsibility of the owner.

Safety

Children must be supervised at all times, particularly around the farm and surrounding countryside.

Guests should take care on uneven ground, farm tracks, and rural pathways.

Lost Property

Any items left behind can be returned upon request, although postage costs will apply.

Right to Refuse or Terminate Stay

We reserve the right to refuse entry or ask guests to leave if these rules are not respected, without refund. We hope you have a wonderful stay and enjoy everything the beautiful Yorkshire coast and countryside have to offer.
